A deposit disagreement usually turns on a paper trail: what the place looked like, when you gave it back, what was deducted, and what proof each side has. The friendliest move is to build the folder before everyone is upset.

Put the lease, deposit receipt, move-in checklist, move-in photos, repair messages, and rent ledger in one folder.

Before moving out, take clear photos or video of every room, floor, wall, appliance, cabinet, window, bathroom, garage, yard, and any old damage.

If you want a pre-move-out inspection, read the state deposit source and ask in writing early enough to keep the date and message clear.

Clean and repair what you reasonably can, then save receipts for cleaning supplies, hired cleaning, repairs, carpet work, hauling, or trash removal.

Return keys, remotes, cards, and garage openers in a way that leaves a clear record. Save the receipt, text, email, or signed note.

Send a forwarding address in writing and save a copy of the message.

When the itemized statement arrives, keep the envelope, check, list of deductions, estimates, invoices, receipts, photos, and any follow-up messages together.
