Flood maps work best by address
Use FEMA's effective map and local floodplain records for the exact address; being outside a high-risk zone does not mean no flood risk.
Search the exact address in FEMA’s Flood Map Service Center. Open the Flood Insurance Rate Map panel that is now in force and check its date. Look for any Letter of Map Amendment or Revision tied to the property.
Then call the local floodplain administrator. Ask about local map layers, drainage, levees, creeks, and permit rules. A lender or insurer makes its own coverage decision from the records that control.
FEMA zones show mapped flood hazard for the National Flood Insurance Program. They do not forecast the next storm. They also do not show every street, drain, levee, or flood path after a fire. Every zone has some risk. A property outside an A or V high-risk zone is not at “no risk.” A federally backed mortgage on a building in a Special Flood Hazard Area generally requires flood insurance.
Do not wait for a storm to ask about coverage. A new NFIP policy generally has a 30-day wait. There is no wait for certain mortgage transactions or for some coverage changes made at renewal. A one-day wait applies to specified newly mapped properties and qualifying post-wildfire purchases. A private policy may have other terms. Get the start date in writing from the insurer.
