San Jose separates property maps from live creek conditions
San Jose's flood-zone map handles property and regulatory questions, while Valley Water monitoring and AlertSCC handle changing creek conditions and warnings.
San Jose’s flood-hazard map is the property side. Use it to check whether an address is in a mapped flood zone. The city flood-information line can answer questions about insurance, Special Flood Hazard Area rules, and elevation certificates. Public Works handles those regulatory records.
Live storm conditions use different tools. Valley Water’s creek-monitoring map shows changing water conditions. AlertSCC sends county emergency warnings by cell phone, email, or landline. The city’s storm page also links current National Weather Service information and city emergency updates.
Save all three paths before a storm: the property map, the creek monitor, and AlertSCC. A static FEMA map does not show today’s creek level, and a creek gauge does not decide a property’s insurance or building status.
Report blocked drains, downed trees, and other city storm problems through 311 or the city number on the storm page. Report creek blockages and local creek flooding to Valley Water. If life or safety is in immediate danger, call 911.
